Energy Performace Certificate (EPC)

The requirement to produce an Energy Performance Certificate (EPC) is for all buildings in the UK that are constructed, sold or rented. It is being introduced to comply with the European Unions (EU) Energy Performance of Buildings Directive (EPBD) which applies to all properties.

 

The seller or landlord is the 'relevant person' under EPC legislation and is responsible for making the EPC available. The seller or landlord, not the agent, is liable for a penalty charge if the EPC is not made available.

The law states that Landlords must maintain their electrical installation and any equipment provided in a safe condition. The Landlord and Tenant Act (1985) requires landlords to ensure the electrical installation is safe when the tenancy begins and that it is maintained in a safe condition throughout that tenancy.

 

An electrical survey, known as a Periodic Inspection Report (PIR) will reveal if electrical circuits are overloaded, find potential hazards in the installation, identify DIY work, highlight any lack of earthing or bonding and will carry out tests on the fixed wiring of the installation.

 

The report will establish the overall condition of all the electrics and state whether it is satisfactory for continued use and should detail any work that might need to be done.

 

Our National Inspection Council for Electrical Installation Contracting (NICEIC) registered engineer will make an appointment at your convenience and undertake a rigorous inspection.

Gas Certificate

The Gas Safety Certificate is the record of the Safety Check which must be kept for 2 years and a copy must be ussued to each existing tenant within 28 days of the check being completed. The Big Move can provide Landlords with the Gas Safety Check that are needed to stay legal and bolier servicing if required.

 

Our GAS SAFETM (formerly CORGI) registered engineer will make an appointment at your convenience and undertake a rigorous inspection of the nominated appliances.  A certificate will be issued once the appliances have satisfactory passed the safety criteria.
