Staging your property isn’t simply a matter of giving your walls a few licks of paint and placing fresh flowers in every room. Prospective buyers will be looking for a property that meets their personal needs and budget, and will subconsciously look for reasons not to buy your house, or offer you a lower price. It is therefore your job, as a vendor, to give your potential buyers little reason to find fault in your property.

4. Have your carpets professionally cleaned; consider replacing with new inexpensive carpet if particularly old, worn or too brightly coloured
5. Re-paint the walls and ceiling
6. De-personalise – remove family photos and other personal items
7. Clean any tiled areas and re-grout if necessary
